GAME 1 2K11 FINALS!
I watched the Eastern Conference finals at the Brickell Pub and let me tell you, the atmosphere there is CRAZY! Between Magnum XL projector, wet cocktails and screaming chicks, there’s no better place to watch the game tonight!!

Is it possible to break my lease with out penalties?
This will always depend on what was specifically stated in the actual lease contract. The new FAR/BAR residential lease contracts now come with a portion strictly dedicated to specifying whether the tenant agrees to pay “x” (which is typically 1 month to no more than 3 months rent) if the lease is ended early. This is the most commonly selected option however, there is an option that states the tenant does not agree to pay any pre-negotiated amounts if lease is terminated early and that landlord may seek damages which would probably equal the total balance left on the lease.
In the state of Florida the easiest way to get out of your lease is to reason with your landlord. As long as the landlord is not affected financially he will most likely allow you to leave without penalty. The best way would probably have someone come into replace you as a tenant so that there is no vacancy time from the day you move out, till the day the new tenant moves in.
Once the landlord agrees to allow you to move out without penalty, make sure that you get something in writing (this could be in the form as simple as an email). If you have discussed all the terms over the phone and the landlord does in fact allow you to leave, there is nothing documented and you still have a contract that states you owe him some type of penalty! If the landlord wants, he can keep the new tenant and still seek damages!!!

Winter Music Conference Miami 2011
For those of you who do not know what WMC is:

100's of thousands of people attend every year bringing the city of Miami a huge injection of tourists from all over the world. Thousands of artist and DJ's from around the world come to show off their true skills and newest work. The atmosphere in Miami absolutely changes and everybody's enthusiasm for the art is seen all over the city. Needless to say, there is not a dull night the week of WMC. If you have never been in Miami during the conference, it definitely should be placed on your list of things to do. Plan in advance as hotels and airfare can begin to get very pricey. Winter Music Conference, I believe, begins 1st week of March and traditionally is followed by Ultra Music Festival. However this year- Ultra falls at the end of March 25th- 27th.

Chicken Kitchen on Brickell: Most "CONSERVATIVE" place to eat!
Has anybody noticed how unbelievably stingy the Chicken Kitchen on Brickell is? You ask for any chicken chop chop and your lucky if you can find any chicken hidden underneath the pound of lettuce they give you to trick you. After paying nearly $10 dollars for a chop chop and a beverage (to wash down all the lettuce and tomatoes) I am expecting some damn chicken in my chop! Aside from all this........ you now have to REQUEST a pita bread or else its assumed you don't want one with your chop. Who has time to be worrying about a damn pita bread during lunch time when you have run back to get to work. To add fuel to the fire- they no longer have napkins out and available for you to grab as you please- you now have to go up to the counter and ask for more napkins. That's always fun! Walking up in front of everybody with a giant tomato stuck on your forehead.
I really have no clue how people continue to eat there. If you go on any weekday during lunch time, its near impossible to walk through the doors with all the people waiting for a chop.
At the end of the day, stay clear of Chicken Kitchen on Brickell- terrible experience!!

6V6 SOCCER AT "DOWNTOWN SOCCER"
For those of you who have not heard of Downtown Soccer, its a facility that allows you to rent a soccer field to play amongst friends. The facility hosts 2 side by side soccer fields that are just large enough for 6 v 6 (including a goal keeper), any more players then that might be too many. The fields are both artificial turf and a DREAM to play on. The goals are much smaller then regulation, but a goal keep is definitely needed. Just the perfect size for those of you who enjoy to test the keepers strengths! They also host tournaments and sporting events were food and beers are served.
Downtown Soccer is located literally 2 minutes from almost any major building from Brickell to Downtown (444 NW 5th ST). They charge $120/hour- but once split among 12 people its well worth it! To get a field at a great time is extremely difficult, so if your lucky enough to pick up a prime hour you definitely should take it. My group of friends have had out fields reserved for a year already for Tuesdays and Thursdays (we are reluctant to let our times go). The facilities are great and I would recommend them to anybody who is into the sport or who is just looking to try something new.

PET FRIENDLY BUILDINGS IN BRICKELL AND DOWNTOWN MIAMI!
I live here in the Brickell area in Miami and I am a proud owner of an English Bull Terrier named Yoshi! I was living at The Ivy Condo on the river and they used to allow pets at the very beginning. My lease was coming to an end and my search for a new place was in order.
Of course, because of Yoshi, the buildings that allowed pets were limited and I found my self extremely stressed in a search for a building that will not only make me happy but also allow me to keep a 40lb dog!
Thankfully- because I am in Real Estate I had access to the exact places I knew that would allow my dog and it made my transition smooth and easy.
I am including bellow the list of buildings that I am aware of that allow pets so hopefully you do not have to go through what a lot of pet lovers go through!

-One Miami
-The Plaza
-500 Brickell
-Everglades on The Bay

-All Midtown Buildings
-Blue Condo
-1060 Brickell

-Latitude on The River
